Selling Advice
Buying or selling a property is a big decision, and we want to help make the process as simple as possible for you. Here are some helpful tips to get you started!
Many sellers neglect to properly prepare their property for sale and this can have a negative impact on the final sale price and the time taken to achieve a sale.
Preparing Your Property for Sale
First impressions really do count. A well-presented property not only attracts more buyer interest but can also help you achieve the best possible sale price.
Before your property is photographed and advertised, spend some time looking at it through the eyes of a potential buyer. Small improvements can make a significant difference.
Inside the Home
A clean, fresh and uncluttered home allows buyers to imagine themselves living there.
Consider:
- Completing any minor repairs before marketing begins.
- Applying a fresh coat of paint where needed.
- Steam cleaning or replacing worn carpets.
- Polishing or refreshing timber flooring.
- Removing excess furniture to create a greater sense of space.
- Selling unwanted items
- Packing away personal items, family photographs and unnecessary belongings.
- Adding a few finishing touches such as fresh flowers, cushions or tasteful artwork.
Good photography showcases your home at its very best, so spending a little time preparing beforehand is well worthwhile.
Outside the Home
Street appeal is equally important.
Simple improvements such as:
- Mowing lawns and trimming edges.
- Weeding and mulching garden beds.
- Pruning shrubs and removing dead plants.
- Pressure cleaning paths and driveways.
- Tidying sheds and outdoor entertaining areas.
These small tasks can immediately improve a buyer’s first impression.
Start Packing Early
Once your property is on the market, it’s a great opportunity to begin packing items you won’t need before moving.
Reducing clutter in cupboards, garages and storage areas helps make your home feel more spacious while also giving you a head start on moving day.
Preparing for Buyer Inspections
Opening your home to prospective buyers can feel a little overwhelming, but we’re here to guide you through the process and make it as stress-free as possible.
Depending on your preference, inspections may be conducted by private appointment, open homes or a combination of both.
To present your property at its best, we recommend:
- Keeping the home clean and tidy with sparkling windows and doors.
- Opening curtains and blinds to maximise natural light.
- Maintaining a comfortable temperature with air conditioning or fans where appropriate.
- Eliminating cooking, pet and cigarette odours.
- Turning off televisions and reducing background noise.
- Ensuring beds are made and benches are clear.
- Mowing lawns and keeping outdoor areas neat.
Fresh flowers, subtle fragrances and soft background music can also help create a warm and welcoming atmosphere.
During Inspections
For the best results, we encourage owners to leave the property during inspections.
This allows buyers to feel relaxed, ask questions openly and take the time to imagine themselves living in the home.
If you have pets, we recommend securing them safely away from the inspection area or arranging for them to be off the property during open homes.
Offers and Negotiations
Once buyers begin inspecting your property, any written offers received will be presented to you promptly in accordance with your instructions.
As your agent, I’ll explain each offer carefully, discuss the terms and conditions, and negotiate on your behalf to help achieve the best possible outcome.
When an offer is accepted, the contract proceeds through any agreed conditions such as finance approval or building and pest inspections before moving towards settlement.
Costs to Consider
When selling your property, it’s important to budget for associated selling costs, which may include:
- Marketing and advertising
- Real estate commission
- Solicitor or conveyancing fees
- Mortgage discharge fees (if applicable)
- Building and pest inspections (if required)
- Removalists and moving expenses
We’ll explain these costs clearly so there are no surprises along the way.
